Renting a part of your home, especially if you happen to have a large one, is an easy way of getting in extra income. However, vastu shastra plays a major role when it comes to deciding which portion to let go says expert SK Mehta.
1. If you intend to rent out only one room, make sure it is located in the North West or South East corners.
2. If you’ve decided to rent a portion of your house, retain the North or the East areas for yourself and rent the portions to the South and West.
3. If you've already followed the second point, and the tenant vacates the portion, get a new tenant at the earliest or start using the area yourself. Keeping the area empty may cause financial loss and mental stress.
4. Though the North East portion of your house will prove lucky for the tenant, never let it out as it may cause you mental stress, problems in conceiving a child and even loss in income.
5. The South West portion will also result in positive changes for the tenant. But since it, too, is connected to the owner, renting it out may cause instability in your life and you may face dominance from the tenant.
6. If the debate is between renting out the ground floor and the first storey, look at the position of the stairs and the setbacks. If the setbacks to the North and East are open, retain the ground floor; if the same is true for those on the South and West, shift to the first floor.
7. If the stairs are constructed in the North East, North or East portions, rent out the ground floor since stairs leading downward are considered as a positive sign in these areas. However, ensure that the roof of the staircase block is lower than the built portion to the South and West.
8. If your house faces the North or the East, and staircase is located in the South or West, it’s better to rent the floor above.
9. While underground water tanks, bore-wells and basements affect people living on the ground floor, roofs of staircases leading to the terrace, lift rooms, overhead water tanks, etc impact the life of those living on the floors above. Hence these factors also need to be taken into account while deciding which portion of the house to give away on rent.
10. As far as possible, the portions that are being retained and rented out should be rectangular or square, and the North East and South West corners should not be cut -- which may be a cause problems for both, the landlord and the tenant.
11. If you have an on-going court case with the tenant, or if he has encroached/illegally occupied the rented premises, elevate the South West corner and keep the North East cleaner and lower as compared to it. Your problem will be solved immediately.
