Buying or selling a property requires a lot of legal documents. These documents are important in terms of your ownership. If you want to resell the property or put it down for a mortgage, these documents play an important role. There is one such document that you should definitely take from your seller or developer, the completion certificate.
 
Completion certificate:

A completion certificate is a legal document that attests to the fact that the building that has been constructed has been following all the government norms and has met all the guidelines. A completion certificate includes the information like when did the building start the construction, when did it end, information about the infrastructure and the material used for the same, etc.

To summarise it, the completion documents hold the validation that the building you are living in has not violated in any norms and is in accordance with the set guidelines by the government. It is mandatory for the builders to show the completion document to get the water and water supply.

The completion certificate is issued by the dedicated government authority after doing a personal inspection of the property. They also go through the entire related legal document before issuing the certificate. After the authority has made sure that none of the norms was violated, then the certificate is issued.
 
Provisional certificate:

A provisional certificate is provided when the builder has to hand over the apartment to the buyer but there is small work pending. These are temporary certificates and their validity is six months from the date of getting issued. The builder has to apply for the completion certificate afterwards.
 
The importance of completion certificate:

For a buyer’s point of view, a completion certificate is a very important document. If the buyer moves into the property without the completion certificate then the civic authorities can take it as an illegal move and can issue the warrant to evacuate the building.
 
Before moving into the property make sure to ask for the completion certificate from the seller and if the seller is not able to produce the completion certificate make sure to ask for the provisional certificate and follow up six months later for the same.
