Properties that are close to the main road or a highway are sold at a premium price by the developer. They are considered as a prime location due to easy access to road network. All of would like to save time and would like to avoid the hassle of getting stuck in traffic jams of the various narrow lanes and roads that lead to the main road. This is the reason that properties next to the main road are considered desirable and are in demand. But there are certain issues one must keep in mind before buying such a property.

One must make sure that the developer of the property has in no way encroached upon the public road or stretched the boundaries of the project beyond the approved area. Such properties are at the risk of being sealed or demolished by the authorities.

It is important that the buyer studies and checks all the information regarding the project to make sure that the developer has followed all the rules and regulation while developing the project. The access to such information will become easier for the buyers once the Real Estate (regulation &Development) Act, 2016 (RERA) has been fully enforced.

In addition to this, one must consider the long term effects of the noise and air pollution that will affect the residents of the property. This might not seem to be a big issue as pollution has become an accepted phenomenon in metropolitans. But it has been noted that there are certain areas of the city that are more polluted, main roads being one of them. Long term exposure to noise and air pollution can be detrimental to one’s physical and mental health. This should be given even more consideration in case of kids.

In case of road-side individual plots, there is always a risk of the authorities demanding the possession of the land for infrastructure development purposes. For instance, if there is road widening project in one’s area, the authorities would want to evacuate the property. Although the owners of such properties are duly compensated, the trouble involved is high.

Considering the issue of safety, main roads and highways would have heavy traffic movements. The speed limit in these areas is high and one has to always be cautious of heavy commercial vehicle movement, like trucks. This might be a cause to worrying about safety while moving in and out of the property.

Considering all the pros and cons and analysing one’s preferences can help the buyer decide on the type of property suited to their lifestyle.
